Save on Title Preparation


Title searches protect the lender from potential problems in the chain of title that affect a home buyer's right to the property. The cost of a title search and title preparation is usually covered by the buyer – so why not try to reduce the cost? If you are refinancing a loan – with the same lender and using the same title company – within two or three years of buying the property, you may qualify for having the title reissued. A title reissue is significantly less expensive; sometimes 60 to 70% less than a "full" title preparation charge. A title reissue represents less work for the title company, since in most cases they will only have to look for liens or encumbrances to the title that have taken place in the last few years.
