Rick Hodges joined Sunflower Bank in 1994 and for more than 29 years he and Sunflower have remained true to their core values–honesty and ethical behavior in dealing with customers and Realtors. Rick has a passion for working with people, and enjoys forming relationships with clients built on trust. In his 29 years with the company he has helped homeowners and homebuyers with one of the most complex decisions they face, financing a new home. Many of Rick’s customers are people he’s done three or four loans for, loans for not only them, but now, their children.
Hodges explains his devotion to the mortgage industry, “The most gratifying aspect of my job in when my customers call me to ask a question about their mortgage we closed two, three, five or more years ago. I appreciate it because that means they know I was there to help them when they financed their home and years later I’m still there to help.” He goes on to say, “My clients know not to hesitate to contact me should they have questions about their current mortgage, prequalification for a new mortgage or any other home-financing needs. When you treat people with Integrity and work hard for them, they know they can trust me to be their lender for life. As I approach One Hundred Billion in closed mortgage loans, I owe that success to my many repeat customers, people that know and count on me because I’m honest, committed and confident in solving their home loan needs and helpful in making the process smoother. “

Whether you're purchasing your first home, refinancing, or simply exploring your options, we're here to help. Browse our frequently asked questions for helpful insights and guidance as you navigate your home financing journey.
-
Your home-buying budget is based on factors such as income, monthly debt, available assets, credit history, and current mortgage rates. During the prequalification process, we'll review your financial picture and help you understand a comfortable price range so you can shop for a home with confidence.
-
A mortgage prequalification is a great first step in the homebuying journey. By reviewing basic financial information, we can estimate how much you may be able to borrow and discuss loan options that fit your goals. It's a simple way to better understand your buying power before you start shopping.
-
In many cases, prequalification can be completed quickly after we receive the information needed to review your financial situation. We'll guide you through the process and keep you informed every step of the way.
-
Credit score requirements vary by loan program, but your score is only one part of the overall picture. We also consider factors such as income, employment history, assets, and debt. Even if you're concerned about your credit, it may be worth exploring your options.
-
The required down payment can depend upon the home loan type (Conventional, Government, Jumbo, etc.). However, we do have mortgage loan programs available that allow up to 100% financing with a minimum down payment of $500 on 1-unit properties. Some buyers may also qualify for a Down Payment Assistance (DPA) Program that will help ease the up-front cost of the down payment.
-
Documentation requirements vary by borrower, but common items include recent pay stubs, W-2s, tax returns, bank statements, and identification. We'll let you know exactly what's needed and help make the process as smooth as possible.
-
Yes. Many first-time homebuyers may qualify for programs that offer low down payment options, down payment assistance, or flexible qualification requirements. We'll help you explore available programs and determine what may fit your situation.
-
That's completely okay. Many buyers start by gathering information and exploring their options long before they're ready to make a move. A conversation can help you understand where you stand today, what steps may be needed, and how to prepare for a future home purchase.
-
Refinancing may help you achieve a variety of financial goals, such as lowering your monthly payment, adjusting your loan term, or accessing home equity. We'll review your situation and help determine whether refinancing makes sense for your needs.
-
Your monthly mortgage payment may include principal, interest, property taxes, homeowners insurance, and, in some cases, mortgage insurance. The total payment will depend on factors such as the loan amount, interest rate, down payment, and property location. We'll help you understand your estimated monthly payment so there are no surprises along the way.
